The Benefits of Professional Roof Cleaning
Cleaning your roof isn’t a simple task. Without the right tools and know-how, it can be risky. It’s best to trust trained experts to handle it. After all, your roof is a big deal for your business!
Moss, algae and debris buildup can be very harmful to your roof system. Not only does debris allow for moisture buildup against your shingles, but moss can separate your shingle adhesive and lets water intrude underneath. Preventing growth and maintaining your roof by NW Softwash is the best way to protect your home for the longterm.
Cleaning your roof really makes a difference; it quickly boosts the look of your business. If you’re thinking of selling or just want to keep things looking sharp, a clean roof is a must. To maintain your property’s value, regular roof cleaning is a smart move.
NW Softwash uses safe practices that keep the integrity of the roof safe and sound. Our process involves a gentle sweep of large moss, then a spray of our special blend of soap and biodegradable solution to sanitize the roof of all bacteria. We then let the rain and wind help blow off the remaining particles of moss in the upcoming months. No pressure washing and no scraping.
NW Softwash cleaning technicians undergo specific training before they are assigned to your project. We only hire highly capable individuals who love what they do! All of our employees are background checked and licensed/insured.

Asphalt Roof Cleaning
Asphalt shingles look great and can be fairly durable and cost effective to install, however, they attract algae and moss very easily. Moss can quickly grow in the shaded areas of the roof, then spread rapidly. We recommend a Softwash treatment every 3-5 years to keep the growth from hurting the shingle.
Tile Roof Cleaning
Like with asphalt shingles, tiles also can get covered in algae and moss, and discolor very easily. If the amount of growths on your roof gets too severe, it can even cause moisture buildup and prematurely break down the tile. When this happens it could leave you with a leak, or a roof that needs replaced ahead of schedule.
Metal Roof Cleaning
Metal sheeting on a roof might not be everyone’s first choice in the PNW, yet we often see these roof systems get covered in debris and algae quite quickly! Although we don’t see moss growth on this type of roof, we do see algae growth. Algae, if left untreated, will erode the paint that is coating your metal roof. This inevitably causes rust on the sheeting that will lead to huge problems down the road. It is a great idea to have your roof inspected periodically to ensure that algae is not growing on your metal roof!

Common Questions about Roof Cleaning
Yes. Pressure washing can be very damaging to almost any kind of roof. Your roofing manufacture could void your roof warranty if a pressure washer is used to clean it. That’s why we designed a very low pressure treatment process that ensures no damage and a long lasting roofing system and is 100% backed by the manufacture!
Our roof cleaning process involves a light sweep of large moss, and a blowoff of loose debris.
We then spray a cleaning mixture (pressure of a garden hose) that sanitizes all moss and algae on the roof. The rain and wind will wash/blow the dead remaining moss particles off your roof in a short few months after. No Damage = Happy Roof!
If you have a metal roof, we will wash it clean with low pressure the same day. If you have a tile roof and want an instant clean, we have the option to pressure wash on specific scoped projects. Feel free to reach out and inquire.
There are a couple of things to consider such as if you live in an area that causes your roof to be more susceptible to discoloring or algae deposits. The price essentially depends on how much SQF of work is needed and what type of roof you have, but rest assured, we never carry out any work without you knowing the final price. Give us a call and we will be more than happy to talk with you to give you a detailed and precise quote for your cleaning project!
After your roof treatment process on Asphalt and Tile roofs, you may notice some dead white moss. This is normal as we intentionally do not remove 100% of the moss. This would require pressure washing or using a wire scraper and both of these are very harmful. Instead, we use a light broom technique to agitate the loose moss, then we spray our solution that kills off all leftover growth. Within 3-6 months, you will see the rest of the moss fall off naturally! It is safe, effective, and leaves your roof in the best possible shape for the long term.
